In most of the contracts , a minor retains the right to void the contract or diasaffirm it. However, in most States minor cannot disaffirm a legal contract for basic necessities such as food, shelter , clothing and employment. Unless, there is a problem in performance of contract by the landlord, the minor will have to pay the rent and damages caused due to his/ her actions to the landlord. The landlord has right to recover the rental and damages that are caused by disaffirmation of contract.
