Sellers are reluctant to sell their houses for mainly two reasons: the emotional sentiment they've attached to the house or if they found a buyer who offers more than the existing contracted buyer.

The first thing, the aggrieved party has to do is verify the language and matters in the contract. He can even take help from the advocates to review the same. If all is well, he can file a suit seeking Specific performance asking the court to direct the seller to make the sale.

Now, in order to prevent the seller from selling the property to any 3rd party, an official notice called 'lis pendens' can be issued stating the said property is a part of litigation already.
