Solution:

The stated problem can be solved using the annuity concept and using the TVM row of our BA II calculator.

We are given:

Future Value = 250,000 , I/Y = 10% annual rate , time = 9 years or n =18 Periods (As the payments are on semiannual basis)

a)

We need to find the annual payments i.e. PMT

Step 1: 2nd + Clear TVM

Step 2: Input the given Values i.e. FV = 250,000 , n=18 , PV =0 , I/Y= 10/2 (Semiannual) = 5 , PMT =??

Step 3: After entering the given values ,press CPT + PMT

We get the semiannual payments as : 8886.55

b)

First of all lets calculate the FV after six periods i.e. after the beginning of the fourth year

Using our BAII plus :

PMT = 8886.55 , n =6 , I/Y =5 , FV =? , pV=0

Press CPT+FV , we get 60445.5383.

Next we calculate the payments for the next 12 payments at the rate of 12% taking the present value as 60445.5383

i.e. Given

PV = 60445.5383 , FV = 250,000 , I/Y = 12/2 = 6 , n =12 , PMT =?

Press CPT + PMT we get the revised payments as 7609.493
