when acid reacts with base it produces the salt and water here salt is water soluble and while writing the net ionic equations you do not consider the pure liquids , gases , and precipitates so here in the net ionic equation H2O(l) remains

when in the precipitation reactions it undergoes the formation of precipitate i.e insoluble sloid so it remains the while wring the equation and they are as follows by taking one example for each
