Paul contracts to sell his home to Dee for $100,000. The sale, which was negotiated by a broker for the two parties (Paul and Dee) who never met, was set to close on September 1. On July 15 (before the closing date), Paul discovers the identity of the buyer, and immediately writes Dee to tell him that there's no way he'll ever sell his house to "some hippy." Does Dee have to wait until September 1 to sue Paul for breach of contract?

according to the contract law, the breach of contract is, in which one party is not fulfill the contractual obligations. The party is fail to perform his duty on time or deny for the agreement. if any party is deny for performing his duty according to the agreement of the contract law, then the contract is become illegal.

In this case, no, according to the contract law, paul was not performing his duty properly and he disobeyed the agreement to discover tbe identity of the buyer without his permission, so in this case Dee has a right to sue paul for breach of contract immediately and Dee has a right to not to buy the home. because the contract is illegal, no remedy is available for breach of any contract.
