Now, the discount rate at which NPV = 0 is known as IRR

Project S

NPV = [ 862.66 / (1 + 8%)^1 ] + [ 260 / (1 + 8%)^2 ] +  [ 15 / (1 + 8%)^3 ] + [ 10 / (1 + 8%)^4 ] - Initial investment

NPV = 798.76 + 222.91 + 11.91 + 7.35 - 1000

NPV = $ 40.93

For IRR, r%

NPV = 0

NPV = 0 =  [ 862.66 / (1 + r%)^1 ] + [ 260 / (1 + r%)^2 ] +  [ 15 / (1 + r%)^3 ] + [ 10 / (1 + r%)^4 ] - Initial investment

1000 =  [ 862.66 / (1 + r%)^1 ] + [ 260 / (1 + r%)^2 ] +  [ 15 / (1 + r%)^3 ] + [ 10 / (1 + r%)^4 ]
